Why is my homeowners insurance going up in Texas?

Most Texas rate increases have little to do with you and a lot to do with the market. Hurricane and hail losses, higher rebuilding costs, and the rising price of reinsurance (the insurance that insurers buy) have pushed premiums up statewide, even for homeowners who have never filed a claim.

What you can control: your deductibles, bundling, making sure you aren't insured for more or less than your home actually costs to rebuild, and, because we're an independent brokerage, having us re-shop your policy across multiple carriers at every renewal.

Do I need flood insurance in the Houston area?

In most cases, yes. And most people don't find out until it matters: a standard homeowners policy never covers flood. Flood is always a separate policy, written through the National Flood Insurance Program (NFIP) or a private flood carrier.

Hurricane Harvey flooded thousands of Houston-area homes that sat outside "high-risk" flood zones. Being in an X zone lowers your price; it doesn't eliminate your risk. If your home is in an A or V zone and you have a mortgage, your lender will require flood coverage. We quote NFIP and private flood side by side and show you both numbers.

What is TWIA, and do I need it?

The Texas Windstorm Insurance Association is the state's wind and hail insurer of last resort for designated coastal territory: the 14 first-tier coastal counties plus parts of Harris County east of Highway 146.

If you live in that territory and standard carriers exclude windstorm from your homeowners policy, TWIA fills the gap. It is not full homeowners insurance; it pairs with a policy that covers everything else. Because underwriting appetite in Texas changes constantly, we handle both pieces together and re-check the fit every year.

What's a windstorm or hurricane deductible?

Along the Texas coast, most homeowners policies carry a separate wind or named-storm deductible calculated as a percentage of your dwelling coverage, typically 1% to 5%, instead of a flat dollar amount.

On a home insured for $400,000, a 2% wind deductible means $8,000 out of pocket before coverage responds. Knowing that number before storm season, and budgeting for it, is part of a real coverage plan. We'll walk you through where yours sits and what it would cost to change it.

How much homeowners insurance do I need?

Enough to rebuild your home, not enough to rebuy it. Your dwelling limit should track the cost to reconstruct your house at today's labor and material prices, which has almost nothing to do with what you paid or what Zillow says it's worth.

Under-insuring is the common mistake, and it only shows up at the worst possible moment. We'll run the rebuild numbers with you.

Is Texas minimum auto coverage (30/60/25) enough?

Rarely. Texas requires 30/60/25 liability limits: $30,000 per injured person, $60,000 per accident, $25,000 for property damage. A single serious Houston-area accident can outrun those numbers fast between medical bills and today's truck prices.

Uninsured and underinsured motorist coverage matters just as much, since a meaningful share of Texas drivers carry no insurance at all. We size coverage to what you actually have to protect.

How can I lower my car insurance in Texas?

The biggest levers, roughly in order: bundle your auto with your home or renters policy, raise your deductible if you have savings to cover it, drop collision on a car that isn't worth much anymore, and make sure every discount you qualify for is actually applied (good student, low mileage, safety features, paid-in-full).

Then there's the broker advantage: we re-shop your policy across carriers like Geico, Progressive, Liberty Mutual, and Safeco at renewal, so you don't have to. What doesn't work is quietly cutting your liability limits. That saves a few dollars a month and exposes everything you own.

How much life insurance do I need?

A common starting point is 10 to 12 times your annual income, but the better math is specific to you: what's left on the mortgage, what it would cost to raise and educate your kids, any debts that wouldn't disappear, and how many years your family would need income if you weren't here.

What is umbrella insurance and do I really need it?

An umbrella policy adds liability protection on top of the limits in your home and auto policies, usually starting at $1 million. If you're found responsible for a serious accident and the claim exceeds your underlying limits, the umbrella picks up from there instead of your savings, your equity, or your future wages.

For Texas homeowners with real assets to protect, it's often the most protection per dollar available. A few hundred dollars a year is typical, and it pairs naturally with a home + auto bundle.

What's the difference between condo insurance and homeowners insurance?

Your HOA's master policy generally covers the building's structure and shared areas. Your condo policy, an HO-6, covers everything the master policy doesn't: your interior walls, floors, cabinets, and fixtures, your belongings, your personal liability, and loss assessments the HOA can charge back to you.

The mistake is assuming the HOA has it handled. Read the master policy's limits, then insure the gap. We'll read it with you.
